Let's start with the basics. More details deeper in thread.
Arrived late, 11pm. Assigned parking spot was occupied. Parked in next available spot. Door code and directions were perfect.
Room clean, cozy. No blood, mold, bugs, smoke or mildew. Sheets clean and crisp. Towels smell good. Bathroom larger than pictures allude. Shower is great. Plenty of closet space.
Unit 113 has full kitchen. (More on that in detailed review)
Studio unit, so no bedroom. Seating area at foot of bed to watch unit works great. Patio is fantastic. Birds, flowers, shade, ocean air. NO OCEAN VIEW. But...pool area is conveniently close and it's wonderful. Wide open views, crashing waves, nearly private. Includes covered BBQ area, picnic tables, prep area with sink. Worth the money just for the pool access.
DETAILS: Kitchen is well stocked with quality pots and pans, silver, cups, plates, bowls, wooden spoons, spatula, potato peeler microwave, toaster, kurig, full size fridge. Even had salt, pepper, trash bags, ziplocks. In short, groceries away from cooking. Even the knives are decent. Counterspace is TINY, but the oversized sink helps a lot.
I mentioned a problem with parking. Got in a kerfuffle with a resident. Parking is a THING. I called property manage, they assigned a different spot, problem solved.
We had exactly one bug issue. Big ol island roach ran across my wife's foot...she shrieked loud enough for the whales to hear! Hysterical!Coming to investigate our trash. I introduced him to 'El Flip-a-Flop' bug problem solved. I recommend taking trash out daily if your cooking a lot. (I cooked daily)
Tha patio is a gem. While it looks at a parking lot, it is still wonderful. The air smells amazing and we took our coffee and most meals outside.
Property management is excellent. They were prompt with receipt of payment, directions, fixed parking issue. Responded within minutes.
Unit minutes from town and farmers market.
Worth every penny. Highly

The view from the lanai was excellent, we didn't care that we were looking at a few cars. It was rather nice that our designated parking spot was very close. The unit was very quiet with lots of privacy, roomy living room, well appointed with new things in the kitchen and new linens and furniture. There is even a walk in closet with loads of hangers and a backpack to use. The only missing thing was a small cooler for lunches at the beaches. Alii Villas complex was a nice surprise. We've stayed at several complexes on the island, I liked this one a lot because of the quiet concrete structures of the buildings and pretty mature plantings. Some of the units in the complex look not so hot, but #126 was excellent, good quiet location with no Alii Drive traffic noise and a lovely view. We would stay there again in a second.

Prefer the Keauhou area to the busy Kona. Near 3 farmers' markets, snorkeling & touring boats, golf. Place clean & nice. Good view. Lots of dishes but no spices or extras in kitchen
Microwave quit working last 2 days and could get no hot water in shower the morning we left. Hated hauling our luggage, beach gear, & groceries up & down from the 3rd floor. Scary at my age. That alone would keep me from staying in that particular apartment again.

We’re so glad you enjoyed the Keauhou area — it truly offers a more relaxed pace compared to central Kona, and being close to the farmers’ markets, snorkeling, boating, and golf is such a special part of staying here. We’re happy you found the condo clean, comfortable, and enjoyed the view as well. We sincerely apologize for the inconvenience you experienced toward the end of your stay. The microwave did unexpectedly stop working; it has since been replaced with a brand-new unit. Additionally, the hot water issue was caused by a tripped breaker to the water heater, which has been reset and fully resolved. We regret that this occurred on your departure morning — that is certainly not the way we want any stay to end. Regarding the kitchen, we intentionally do not provide spices or perishable “extras” due to health and safety guidelines, but we appreciate the feedback and will review whether there are additional non-perishable starter items that could enhance the guest experience. We completely understand your concern about the third-floor access. While many guests appreciate the elevated views and privacy, stairs can certainly be challenging — especially when carrying luggage and beach gear. We always want our guests to feel comfortable and safe, and we would be more than happy to help recommend a ground-floor or elevator-access unit for any future visit. Prefer the Keauhou area to the busy Kona. Near 3 farmers' markets, snorkeling & touring boats, golf. Place clean & nice. Good view. Lots of dishes but no spices or extras in kitchen
Microwave quit working last 2 days and could get no hot water in shower the morning we left. Hated hauling our luggage, beach gear, & groceries up & down from the 3rd floor. Scary at my age. That alone would keep me from staying in that particular apartment again.

We’re happy you found the condo clean, comfortable, and enjoyed the view as well.


We sincerely apologize for the inconvenience you experienced toward the end of your stay. The microwave did unexpectedly stop working; it has since been replaced with a brand-new unit. Additionally, the hot water issue was caused by a tripped breaker to the water heater, which has been reset and fully resolved. We regret that this occurred on your departure morning — that is certainly not the way we want any stay to end.


Regarding the kitchen, we intentionally do not provide spices or perishable “extras” due to health and safety guidelines, but we appreciate the feedback and will review whether there are additional non-perishable starter items that could enhance the guest experience.


We completely understand your concern about the third-floor access. While many guests appreciate the elevated views and privacy, stairs can certainly be challenging — especially when carrying luggage and beach gear. We always want our guests to feel comfortable and safe, and we would be more than happy to help recommend a ground-floor or elevator-access unit for any future visit.

We stayed in unit #1101 on Keauhou Surf & Racquet club for 5 nights. We were able to get in 2 hours early which was nice and also paid 1/2 rate to stay until 4pm on check out day as our flight was at 6pm. The unit is beautiful just a pictured. Wonderfully furnished, comfortable beds with all we needed. Artwork is reflected authentic Hawaii, so well done and we really appreciated and enjoyed it. The covered porch was perfect offering amazing views of the ocean, surf and sunsets. Amazing at how big the surf got over 10Ft waves and the thundering sounds it made as it hit the lava rock shores. Property managers very responsive. Unfortuntely it rained allot daily, beach parks were closed which made it even more important that we had such a stellar comfortable unit to enjoy! Also they had beach chairs, cooler, towels, 2 big straw hats. We felt the Aloha and love that was put into the condo. Also really nice that it is an end/corner unit so we had more privacy and more light. Only had issue with 1 shower head but they replaced it. Loved it and would stay there again. 5 stars!

This property is gorgeous and the location could not be better... the views from the lanai were stunning. We watched the boats, the rowers, the dolphins and even saw whales breaching one day. Very comfortable and very clean when we arrived. The hosts communicate well and checked in a couple of times to ensure everything was good. The pool on site is small but very nice. We plan to go back!! Oh and it is great having an assigned parking stall...along with plenty of visitors spots.

We spent seven nights here in January with our adult son and absolutely loved it. The condo is beautiful, comfortable, and impressively well stocked—beach chairs, boogie boards, mats, pool noodles, and even a pickleball set. Just bring your sunscreen.
The wraparound lanai was a highlight, perfect for watching the action on lively Alii Drive and the surfers across the street at Magic Sands Beach. And the sunsets? Spectacular. The living room was spacious with ocean views everywhere, the kitchen clean and tidy, and both bedrooms very comfortable. Bathrooms were perfectly adequate, and having a washer and dryer was a big plus.
There’s an elevator to the third floor (with several steps to reach it), but we mostly took the stairs and called it our Mai Tai workout. Assigned parking was conveniently located below the unit. The pool was nice, though we didn’t use it much.
Yes, the street out front is busy and noisy—but we expected that, and the view more than made up for it. The management company was responsive and helpful. Overall, a clean, spacious, well-equipped condo with an oceanfront view—hard to beat!

Incredible Getaway

I can't express how wonderful this property is. The home is warm, well lit, and spacious, and I love the design that allows fluidity between inside and outside. Having an ohana is a major perk as well, because sometimes having a separate space for work, visitors, and personal time can make all the difference. Being right along the shore is also incredible, it was amazing to fall asleep to the sounds of the waves every night. Walking distance to Magics certainly doesn't hurt either. I hope to visit this home again in the future.

It is a two bedroom, two bath ocean view unit with a modern kitchen, washer and dryer. Enjoy your morning coffee watching surfers; watch sunsets from your lani sometimes with dolphins in the surf; sleep to the sound of waves. The unit was clean and clutter free. The unit is about 1.5 miles south of the main tourism strip on Alii drive so it is quiet at night.

Great unit to stay in. The unit was very well stocked, super clean, easy to get in and out of, parking was easy, super views right on the ocean. If I was going to buy a condo, this is the one. Management was great. Willing to help with anything. Overall, 5 stars.

The property was tastefully decorated. The unit was clean and adequately stocked. We loved listening to the surf. It was located just a short drive to town!
