The following Notices Below are for complexes that have current upcoming or ongoing construction/repairs at the complex or property.

Kona Makai

Starting July 22nd Kona Makai will be starting the exterior painting project on Building 4.

Currently they are estimating between 1.5 - 2 Months to complete each building for this work. 

Their current order for the painting of the  buildings mentioned below with the possible affected dates. 

Building 4 7/22 - 9-22  

Building 5 9/22 - 11/22 

Building 3 11/22 - 1/22

The painting and spalling contractor has agreed to take a break from work for Ironman and the Christmas holidays. Work will stop from October 21st-29th for Ironman. Work will stop from December 23rd- January 3rd for the Holidays  

All dates are subject to change and Knutson & Associates has no say or control in if dates are changed. Dates are given by the complex's hired painting vendor.   

The mentioned work will be affecting access to units at possible given times between the work being done on the building. Kona Makai will be sending notices of more specific dates that access will be affected between work hours. We unfortunately cannot provide any given dates for this. Other areas such as lanai access will be affected during times as well. Furthermore the AC will also not be allowed during specific times/dates when the work is going on.  

Noise and obstructed views are also to be expected between the dates mentioned.

The contractor plans on beginning spalling repairs on building 2 on September 9th , 2024 at 8:00 am. They plan to set up a scaffold at the oceanside end of the building and they will begin work on the column supporting landings in the stairwell. As they proceed, they will be working on leading edges of lanais on both sides of the building, windowsills, walls, and stairs throughout the building. When building 2 is complete they plan on moving to building 1 and then building 6.

Oceanfront Rust Spot Treatment Schedule

This schedule is an estimation based on many factors. Treatment

of rust on brackets and walls will occur on the Oceanfront side of the

unit only. Some sanding and possible grinding may need to happen.

Lanais of upper units will be accessed from the ground with ladders.

Ladders and scaffolding will be set up each day starting at 8 a.m. and

will be removed at the end of each workday.

Our goal is to complete each Building as close to the schedule as

possible. In some cases, your unit may be worked on a day before or

after the date listed. We will work closely with the guests of each unit

to create as little inconvenience as possible. Thank you for your

cooperation.  

 

Casa De Emdeko

Replacement of the obsolete electrical switchgear that provides power to the entire property is tentatively scheduled for the week of

September 9th. Please be advised that there will be no electricity beginning as early as 8:00 AM on Tuesday, September 11th, and the outage is expected to take 48-72 hours. Tuesday, 9/9, at

8:00AM through Thursday, 9/11

Palm Villas 

 Pool Closed for major resurfacing project  Sunday, September 7th, 2025 - Saturday, October 4th, 2025.

The dates above are an estimated timeline for the repair work needed and could change. 

Noise and other amenities could be affected near the surrounding area of the work.  

Kona Reef 

 Pool, spa, cabana, grills and bathrooms Closed for major repairs project Starting August 18th, 2025 - August 22nd, 2025.
