Beautiful Unit#2-303 is a excellent top floor unit with a loft, stay cool with in window AC's in living room and primary bedroom. Enjoy gorgeous views of the ocean, waterfront pool, and tropical landscaping!
The Kona Makai is a beautiful, sunny, highly sought after Ocean Front Complex located on famous Ali'i Drive just 1.3 miles from Kailua Village. The Kona Makai features and includes lush tropical gardens, beautifully renovated heated ocean front pool and spa, sunny lounge area, 2 work out rooms, eating area w/ gas BBQ’s, tennis courts, covered parking, free wireless internet, cable TV and is gated during the night for security. This is a top floor unit with a loft and high open beam ceilings. Enjoy a king sized bed in the primary bedroom plus two twin beds in the loft. Owners have thought of every possible amenity to accommodate your every need.

*Starting July 22nd Kona Makai will be starting the exterior painting project on Building 4.
Currently they are estimating between 1.5 - 2 Months to complete each building for this work.
Their current order for the painting of the buildings mentioned below with the possible affected dates.
Building 4 7/22 - 9-22
Building 5 9/22 - 11/22
Building 3 11/22 - 1/22
The painting and spalling contractor has agreed to take a break from work for Ironman and the Christmas holidays. Work will stop from October 21st-29th for Ironman. Work will stop from December 23rd- January 3rd for the Holidays
All dates are subject to change and Knutson & Associates has no say or control in if dates are changed. Dates are given by the complex's hired painting vendor.
The mentioned work will be affecting access to units at possible given times between the work being done on the building. Kona Makai will be sending notices of more specific dates that access will be affected between work hours. We unfortunately cannot provide any given dates for this. Other areas such as lanai access will be affected during times as well. Furthermore the AC will also not be allowed during specific times/dates when the work is going on.
Noise and obstructed views are also to be expected between the dates mentioned.
The contractor plans on beginning spalling repairs on building 2 on September 9th , 2024 at 8:00 am. They plan to set up a scaffold at the oceanside end of the building and they will begin work on the column supporting landings in the stairwell. As they proceed, they will be working on leading edges of lanais on both sides of the building, windowsills, walls, and stairs throughout the building. When building 2 is complete they plan on moving to building 1 and then building 6.

The rental could use some updating. The carpet needs to be shampooed or replaced.

Overall not bad. Carpet does look dirty. Pillows seemed old and no support. Sheets seemed well used.Elastic failing. Has everything required except beach umbrella.

Amazing Kona Condo

First off, the location is amazing. You can’t beat the views, and a very short walk, or drive puts you right in the heart of Kona. The only reason I didn’t give it a five out of five in all categories is because the night we showed up the AC in the living room was broken. I called to try to get some fans and to let them know how hot it was, and was told the ocean breeze would cool the place down very quickly. We were unable to utilize the upstairs the first night and our kids had to sleep downstairs on the floor. I called again the next morning when the temperature hadn’t changed at all and insisted they come out and inspect the units. By end of day, on the second day, I received a call that the unit was in fact broken. Unfortunately, we had to spend the second night in a hotel due to heat. The upside is they offered to refund all of our money if we needed to find an alternate location because they weren’t sure they would be able to fix the AC during our stay. To our delight, it was in fact fixed on day three. Our trip after that was pretty perfect . And we would definitely choose to stay on this property. anytime we come back to Kona to visit. I can’t say enough good things about the property management company and their attentiveness to try to fix this problem. Other than the first night, their attentiveness as well of, as the owners was amazing. The owners approved a new AC immediately and everyone was very apologetic. The unit was very clean and had everything we really needed.

Our Kona Makai Condo was very quaint, comfortable, clean, and homey. The property is beautiful, quiet, and well kept. Stunning views with nice amenities such as pool, jacuzzi, lounge chairs for watching the sunset, bbqs etc. Location was within walking distance to shops and restaurants. Overall we really enjoyed our stay and will probably be back.

This is my second time renting from Knutson & Associates and they are a fantastic company to deal with. The rental was as described with a beautiful view and well maintained grounds. The unit is a little older but very usable. We had a very minor issue with a faulty water alarm that Knutson dealt with promptly.

Quiet, well-maintained complex that's centrally located in Kona with a wonderful view of the ocean. The management staff was very responsive. Having AC units in both living room/bedroom was effective in cooling the place and the washer/dryer worked well. Bed was comfortable. The ample bath and beach towels were appreciated.
The unit, itself, however, is rather tired and outdated. The carpet is dirty with multiple stains, the bathroom tub has mold in the caulk and the wall next to the tub has 2 shades of paint. The jalousie window next to the bedroom AC did not close completely so heat came in, as well as noise from people talking outside. Upon our arrival, there was trash on the carpet near the living room AC, dead roaches in the bathroom and a dead wasp on the carpet in the bedroom.
This unit has lots of potential if the owner would put some work into refreshing it (new paint, furniture, flooring, countertops, cabinetry). Would recommend this complex but in a more updated unit.

The owners have recently purchased the property and giving it touch-ups as time goes on. However, we do deeply apologize for the cleaning issues as that is not at all the norm from our housekeepers or inspection team. We received a couple of notes on our door about using our phones when we are out on the balcony. It didn’t make much sense to us because whether I’m speaking to our mom on FaceTime or sitting at the table talking shouldn’t make any difference. I loved the place but probably won’t stay here again because I want to relax on vacation and not be bothered with too many rigid rules.
