Beautifully remodeled spacious 1 bedroom, 2 bath that includes AC in the living room, modernized kitchen, large lanai, and 7th story viewing sundeck where you can bask in the Hawaii sunshine or under the shade of the outdoor umbrella, enjoy sunsets, & stargaze at night! It is in the best location overlooking downtown Kailua-Kona!

Kona Ali'i 707 is a top floor, penthouse condo in the heart of Kona by the ocean, restaurants, night life, and gift shops! Stay at this retreat and home away from home.

The primary suite offers a comfortable King-Sized Bed with an en-suite bathroom with a rain shower head with bathtub/shower combo. A Queen-sized Murphy bed with Firm Sealy Mattress is located in the living room. The large sectional couch can also sleep 2 kids comfortably.

The modernized guest bathroom includes a vanity, glass enclosures, and a front-load washer and dryer as well. The kitchen is fully equipped with quartz counters and stainless steel appliances. The living area provides a grand gathering space with high ceilings, dining set, large sectional couch, smart TV, and various seating areas for you to relax and enjoy quality time. There is one covered parking space. Beach supplies included!

The pool is pristine and excellently maintained. There is a BBQ for your convenience at the complex and access to a common area rooftop deck on the 7th floor with a stunning ocean view. There are cooling trade winds and gorgeous sunsets. This is a secured complex, with elevator access.

Start your day at a nearby coffee shop then bring home fresh flowers from the flea market. Spend the afternoon by the Pool or grab some sun on your own deck. Late afternoon, cross Alii Dr. to join the others on the Seawall enjoying a spectacular Kona sunset. Then pick from a dozen great restaurants, watch a bit of volleyball and stop for Gelato or Shave Ice.

Don’t overpay for the "Penthouse" label

I really wanted to love this penthouse, but unfortunately, the experience didn't live up to the premium price tag. While the building itself is nice, the specific "upgrades" of this unit didn't translate into comfort.

The Sleep Experience:

This was the biggest drawback for our group. A good night's sleep was hard to come by for a few reasons:

The Main Bed: the frame is a lightweight metal that shakes with every slight movement. It felt unstable and woke us up throughout the night.

The Murphy Bed/Living Area: Guests sleeping here had a rough time. The kitchen light would not turn off, keeping the area bright all night.

External Noise: there was a persistent, high-pitched intermittent noise coming from outside. It was audible at all hours and made it very difficult for anyone in the living area to rest.

Temperature: there is no AC in the bedroom.

The Amenities:

The Shower: One of the showers had a faulty mixer; the water stayed between "warm" and "scalding," with no option to cool it down.

The Balcony: the "penthouse balcony" didn’t feel like it added enough value to justify the price.

Value for Money

The photos definitely make the space look larger than it is in person.

If you want to stay in this building, I’d recommend booking a standard, cheaper unit on a lower floor. The "Penthouse" label and the extra balcony just aren't worth the premium when basic comforts—like a steady bed and a dark, quiet room—aren't guaranteed.

This guest secured the unit at a highly discounted promotional rate of approximately $250 per night for a top-floor penthouse unit in Kona, which is significantly below typical market pricing for comparable inventory in this building. We always strive to provide strong value at every price point, and we’re proud that many guests feel this unit offers exactly that.


Regarding the concerns mentioned:


• The bed frame has been inspected and is secure, but we will re-evaluate it to ensure optimal comfort.

• The kitchen light operates on a wall switch and can be fully turned off; we will double-check functionality to ensure there is no confusion for future guests.

• The building is located in a vibrant coastal area, and occasional environmental or exterior sounds can occur, as is common in oceanfront settings.

• The unit is accurately advertised as having AC in the main living area, and this is clearly disclosed in the listing.

• The shower mixer will be rechecked to confirm proper operation.


The penthouse designation reflects the top-floor location and extended lanai space, which many guests specifically seek out for privacy and views. Listing photos are professionally taken but accurately represent the layout and square footage provided in the description.

The condo had everything we needed to enjoy our stay. We used the cooler, beach chairs and umbrella when we went to the beach. The location was perfect. You could walk to all the shops and restaurants in the area within 10 minutes.

We felt very safe there because of the locked lobby. We were provided a parking spot for our rental car.

Amazing,bright,modern,immaculate just to name a few, this property is Spacious, laying out on the rooftop lanai in the morning, then down to the covered lanai area for a bit of breakfast. The beds (even the pull out bed) were comfy, the property was well kept, convenience of privacy while being across the street from the ocean and excellent restaurants. Would recommend this property 10/10!! Hope this place is available next trip! There’s even a couple of grills available near the pool area. Very secure location. We could’ve stayed forever! Mahalo !

We love this location as it’s so close town and walkable to restaurants and entertainment. The condo was very clean upon arrival and easy to access with good instructions. Plenty of beach towels, beach chairs, and a cooler, which is always so helpful. The AC worked well but we generally sat outside on the lanai when there was a nice breeze. Great spot!

I recently stayed in a stunning penthouse in Kona, Hawaii, and I cannot recommend it enough! The property was immaculately clean and clearly well-maintained, making it feel like a home away from home.

This is a nice place and I would stay here again. excellent location on Ali'i Drive right in the middle of everything. The management company was great. It was clean and the King size bed was very comfortable.

From check in to check out everything really nice. Good situated and located in Kona. We stayed for 5 days and we enjoyed it a lot. Nice little thoughtful extras like beach gear and a cooler as well as small presents
