RENTAL PROPERTY MANAGEMENT AGREEMENT

1) I hereby appoint Knutson & Associates as exclusive agent to handle the rental and/or lease of my condominium and/or house located at:

This Agency shall perform the selection of tenants and the collection of monies. Knutson & Associates shall charge a 10% commission of the rental amount for long term or month to month rentals (first full month commission being 20% for advertising/set up per each new tenant). Long term defined as 181 days or longer. Knutson & Associates shall charge a 20% commission for vacation rentals. I further authorize Knutson & Associates full power to perform all acts necessary to be done in and about subject premises, as amply and fully to all intents and purposes as necessary.

2) I hereby ratify and confirm all lawful acts done by Knutson & Associates by virtue thereof; and I hereby authorize it to ask for, demand (but not sue for) collect, recover, and receive all monies which may become due and owing to me by reason of such rental and/or lease.

3) "Gross rentals" are the published daily or weekly rental rates for Owner's unit, which may be discounted at Agent's option for group usage, travel packages, discount for renters who stay longer. I hereby authorize Agent to retain such commission from the gross rentals Agent shall collect advance deposits and rent payments which shall be deposited into the Agent's client trust interest bearing account. Agent shall have the exclusive and sole control of monies deposited into and payments disbursed from said account. Owner acknowledges that any interest received on clients funds will be to the credit of Knutson & Associates.

4) Agent shall schedule condominiums and/or houses to be cleaned, keep them in good rentable condition and call and schedule repairmen should repairs be needed. Repair costs will be deducted from the owners monthly statements, or charged to owner's account. Agent will collect, but not pay, all taxes per Hawaii State Law and pass through directly to owner. It is the owner's sole responsibility to pay taxes to Hawaii State Tax Department.

5) Agent will provide each owner with a detailed monthly accounting of income and disbursements for their particular unit and shall make a timely reporting of net income due to owner.

6) It is understood that nothing in this agreement shall be construed as an employer/employee relationship. Stated operational details are intended as guidelines to produce harmonious operation. Agent shall unilaterally decide the methods to be used for performance of Agent's obligations and services.

7) If Owner is a new client with Knutson & Associates, Owner of subject property shall provide the management company with a current up-to-date inventory.

8) As per Hawaii State Law, Owner agrees to establish a $200.00 emergency reserve fund, so that emergency repairs can be handled in a timely fashion.

9) Owner holds Agent harmless for rental loss or uncollected due to circumstances beyond Agent's control or for acts of God which make Owner's unit unsuitable for use or rental.

10) Owner must notify Agent in writing or fax of their intent to use their condominium and/or house and include dates of arrival and departure. Owner also must notify Agent of guests of owners use and their dates of arrival and departure. Owner agrees that should their unit be reserved for dates requested, Knutson & Associates shall have precedence over owner booking. Knutson & Associates shall be due 10% commission based on either normal rental rates or upon booking advise K&A of the rental rate and length of stay of owner booked guest (Revenue Bookings Only) After the 4th owner booking in any calendar year, Knutson's commission reverts to the normal 20% of vacation rental rates. This amount will be invoiced to your owner's statement upon departure of the guest.

11) This agreement is for a period of one (1) year and may be canceled by either party giving thirty (30) days advance written notice. Any lease in effect at cancellation time shall remain in effect until lease period has passed and will be passed to new management company of Owner's choice. Knutson & Associates shall be entitled to 15% of vacation rental that were previously booked with remainder rate of 5% released to new management company. At the end of the one year period the agreement is automatically renewed. Desired changes or revisions may be made at any time by means of written agreement by Agent and Owners.

12) Owners hereby authorize Knutson & Associates to repair/buy inventory/housekeeping up to and including $200.00, without contacting Owner by phone or mail and such amount shall either be deducted from emergency reserve account (see #8 above) or from Owner's next rental check.

13) Owner agrees to add Knutson & Associates to its insurance policy regarding subject property. Owner will provide Knutson & Associates with a copy of the insurance policy; hereon indicating that in the event of an accident/death within unit or wherever Owner may have liability, Knutson & Associates shall be herein insured along with Owner.

14) In consideration of the above policy, Knutson & Associates agrees to keep all business, liability, errors & omissions insurance and all full bonding of its agents or employees in full force and agrees that there shall be no lapse in any of the aforementioned insurance policies.

15) In the event your property is sold, Knutson & Associates will make every effort to relocate future vacation rental guests; but in the event no accommodations are available, Owner or future owner will honor subject bookings.

16) Owner requests Knutson & Associates to pay designated monthly bills associated with property at a monthly fee of $12.50 (up to 3 monthly bills) or $20.00 (4 bills or more)__________(initial/date).

Option 2: Owner requests Knutson & Associates to pay GET & TAT tax filings associated with property at a fee of $20.00 per filing____________(initial/date)
